VP of Finance & Acquisitions

Sower Investment Partners (“SIP”) is seeking a strategically minded Vice President to join our growing organization. SIP has assets under management of over $225 million, consisting of agricultural, commercial real estate, real estate tax liens and other secured interests in real properties. The group has a strong desire to leverage our existing expertise in real estate parcel underwriting to grow the portfolio of assets to $1 billion in AUM over the next three years through a combination of market share growth in our core investment area and expansion into new geographies and loan products. This growth requires a strategic leader to focus on these growth initiatives who is committed to the long-term success of the investments and has an entrepreneurial approach to investing.

Reporting to the Chief Investment Officer of SIP, the Vice President will be responsible for overall investment strategy, risk management and portfolio oversight for the real estate securities vertical. The Vice President will also be accountable for the ongoing management of our existing portfolio, ensuring that investment decisions are consistent with our overall investment objectives, and optimizing new investment allocations based on geography and asset type to balance risk and reward. This role will require a dynamic leader that has a strong skillset of wearing multiple hats to quarterback the investment process.

Sower Investment Partners was founded with the goal of bringing together alternative investments in a structured manner, harnessing the entrepreneurial spirit of skilled experts in a variety of investment verticals. The firm serves as sponsor or key investment partner to a family of investment funds, syndicated investments, and direct investments. We are focused on marrying strong talent, investment discipline and entrepreneurial drive and determination to produce an outsized return for our investment partners.

While our focus began with traditional income producing real estate investments, we have expanded our vision and expertise to include agricultural assets, real estate securities, distressed real estate and development assets.

Duties and Responsibilities:

Execution of Investment Objectives

  • Responsible for establishing and guiding an investment strategy, selecting appropriate investments, and allocating each investment properly for a fund or syndication vehicle
  • Define underwriting process, assess key risks, weaknesses, and strengths of a transaction or acquisition
  • Supervise the closing process with both internal and external groups for acquisition and disposition of assets
  • Conduct investment and oversight activities in coordination with the analytics team to maintain and document items related to investments and transactions
  • Analyze market data and investment goals to identify opportunities that balance risk and return, which can change depending on market activities and the investment objectives

Investment Performance & Optimization

  • Work with analytics team to analyze and reconcile deal information in Microsoft Excel models
  • Generate operational efficiencies and positioning the business to increase the value of the asset portfolios
  • Carry out research on demographic information and market to define investment parameters
  • Manage strengths, weaknesses, opportunities, and other tradeoffs encountered in the attempt to maximize return on a given asset and make investment recommendations to the Investment Committee
  • Perform joint venture partners’ experience and financial strength analysis
  • Perform economic investment return and capital structure analysis
  • Conduct site visits as required and work with execution team to maximize their work effectiveness to realize investment results
  • Create and present investment summaries to the Investment Committee for approval, including charts, narrative descriptions, and graphs and tables, with proper illustration of important aspects of the investment proposal
  • Conduct analysis to determine which securities provide the greatest return on investment
  • Lead and manage to ensure regular updates of deal underwriting progress to the Investment Committee, including due diligence review, process checklist review, issue identification, and transaction timing

Investor Relations & Growth

  • Entrepreneurial business management, developing new opportunities and representing the group in new ventures
  • Construct joint-venture partnership agreements for material business terms
  • Construct quarterly communication to investors and key stakeholders
  • Initiate and manage conference calls with the general partner group
  • Lead and manage preliminary deal screening summaries to enhance deal origination activity
  • Develop and maintain excellent working relationships with relevant operating partners
  • Primary point of contact with investors for investment performance and future forecasting

Skills and Qualifications:

  • Possess BA/BS in Finance, Accounting, Economics, or in a related field
  • MBA, CFA or equivalent preferred
  • Skilled in Microsoft Excel modelling
  • Strong legal documentation and transaction experience
  • Strategically minded, previous management level experience
  • Ability to produce reports and correspondence by applying excellent writing and editing skills
  • Excellent interpersonal and verbal communication skills to effectively represent company to all stakeholders, and to be effective in a collaborative team environment
  • Ability to adapt to varying situations, display professionalism, composure, diplomacy, and flexibility
  • Strong ability to give attention to detail while maintaining focus on the big picture
  • Proven ability to handle multiple tasks simultaneously and effectively in a fast-paced work setting and meeting project deadlines
