Acquisition & Asset Manager

Sower Investment Partners is seeking an Acquisition & Asset Manager to join their Sower Farmland Team (SFT) Team.  This full-time position offers a competitive benefits and compensation package, flexible work schedule, and the opportunity to work in a collaborative, high energy team environment.

The Acquisition & Asset Manager will explore the agricultural land market, sourcing farm properties for potential purchase and management by Sower Farmland Fund (SFF) and Non SFF Buyers (NSFFB) in the Pacific Northwest Region to include Washington, Oregon, and Idaho.

RESPONSIBILITIES:      

Farm Property Opportunities:                              

  • Source farm properties that fit SFF and NSFFB investment profiles
  • Present information and analysis to SFT for review
  • Gather additional information to include existing tenant lease details, market leasing information and tenant availability
  • Act as liaison between seller/broker, SFF &/or NSFFB
  • Work with staff, attorneys, and title company during the closing process

Data Collection:

  • Build the database of farm real estate contacts
  • Provide land market detail for property level analysis
  • Analyze farm level details to assist in financially modeling opportunities

Real Estate Leads:

  • Pursue opportunities, identify, document, and communicate leads, completing financial models with SFT, and pursuing transactions per SFT direction
  • Communicate with SFT on an ongoing basis, preparing weekly and monthly asset and market reports
  • Prepare and submit periodic travel and expense reports
  • Develop Asset Plans
  • Assist as needed in cultivating SFT, SFF and NSFFB investor relationships
  • Assist in identifying and the procuring investor capital into Farmland Fund

FARM MANAGEMENT BASIC SERVICES:

  • Represent and promote the interest of SFT and SFF regarding the property
  • Complete detailed analysis of property operations and recommendations
  • Analyze applicable Government Farm Program considerations and provide recommendations
  • Develop an annual operating plan and budget including capital improvements, if applicable
  • Analyze alternative lease types or operating arrangements
  • Seek qualified tenants and negotiate and assist in preparing annual (or multi-year) written lease or operating agreement
  • Prepare reports and summaries throughout the year
  • Conduct regular inspection visits to the farm and/or meetings with the operator followed by written reports
  • Risk Management review and recommendations to include crop, property, and liability insurance needs
  • Account for all cash receipts, collection from the tenant/s and deliver to SFT
  • Manage property improvement tasks as assigned to include obtaining quotes for work and materials, gaining authorization from SFT, and overseeing completion of the work and updating projects
  • Assist with the compliance of all federal, state, and local laws, regulation, and ordinances
  • Report to SFT any adverse facts or activities on the premises
  • Other additional projects requested by SFT

EDUCATION, EXPERIENCE AND OTHER QUALIFICATIONS:

  • Possess BA/BS, Ag background required
  • Ability to produce reports and correspondence by applying excellent writing and editing skills
  • Excellent interpersonal and verbal communication skills to effectively represent company to all stakeholders, and to be effective in a collaborative team environment
  • Ability to adapt to varying situations, display professionalism, composure, diplomacy, and flexibility
  • Strong ability to give attention to detail while maintaining focus on the big picture
  • Proven ability to handle multiple tasks simultaneously and effectively in a fast-paced work setting and meeting deadlines
